The premium residence was purchased by S R Menon Properties LLP, a limited liability partnership firm incorporated in May 2024. The firm is represented by its designated partners Radhika Narang Parasram and Sudhir Vijay Menon.

The luxury apartment, situated in Lodha Sea View, a high-end residential project developed by Macrotech Developers Ltd, boasts a carpet area of approximately 14,866 square feet (1,381.09 sq. m.). The ultra-spacious home includes seven dedicated parking spaces, enhancing its appeal among elite buyers.
According to official property registration records, the transaction was classified as a primary sale, meaning it was directly purchased from the developer. The buyer paid ₹11.25 crore in stamp duty and ₹30,000 in registration charges to complete the high-value deal.

The ultra-premium apartment has a carpet area of approximately 14,866 sq. ft. and comes with seven dedicated car parking spaces. The transaction was a primary sale, meaning it was directly acquired from Macrotech Developers Ltd, the real estate firm behind Lodha Sea View. The buyer paid ₹11.25 crore in stamp duty and ₹30,000 in registration charges to complete the deal.

A report by Anarock highlights that Worli witnessed 30 ultra-luxury home sales worth ₹4,862 crore in 2023-24. Properties priced at ₹40 crore and above fall within this exclusive segment.
The total housing supply in Worli reached 4,600 units by 2024, with an average price of ₹75,000 per square foot. Around 52% of available inventory is priced between ₹6 crore and ₹12 crore. The market has experienced an impressive 30% price appreciation between 2022 and 2024, further solidifying its reputation as a top-tier real estate hub.

Real estate experts attribute Worli’s rising popularity to its world-class infrastructure and ongoing development projects. According to Anuj Puri, Chairman of Anarock Group, “The construction of the Bandra-Worli Sea Link elevated the area’s status as a prestigious address. With upcoming infrastructure like the Mumbai Coastal Road and Metro Line-3, demand in the region is expected to grow further.”
Several major developers such as Oberoi Realty, Birla Estates, Runwal Realty, and Sumitomo Realty have collectively invested over ₹7,026 crore in land acquisitions in Worli for premium residential projects. Additionally, the locality is expected to see a 2.98 million sq. ft. office space supply between 2025 and 2026.
Luxury Rentals & Property Appreciation
Worli’s rental market has also seen a significant upswing, with average rental rates currently ranging between ₹170 and ₹280 per square foot per month. The neighborhood has registered an 18% price appreciation between 2015 and 2024, further underscoring its status as one of Mumbai’s most valuable real estate markets.
